Project Description
Otium Planning Group Pty Ltd, through its former affiliate company SGL, completed a project for the South Gippsland Shire Council (Council) to undertake a business assessment of the Waratah Bay Caravan Park (WBCP).
With the lease for WBCP due to expire in December 2017, Council wished to consider future management options for this Park.
This project required a business assessment of the caravan park and development of a strategy to address infrastructure improvements and management changes required to:
- Implement the 2011 Crown Lands Equity and Access Policies once the lease term is completed.
- Enhance the quality and capacity of the WBCP
- Stimulate increased usage/sales
- Improve the Crown Land Foreshore camping experience in South Gippsland
- Identify capital improvements to enhance WBCP business
Through its review of park management and the existing facilities, there were a number of recommendations to Council which included:
- Identification of upgrades and improvements to accommodation and facilities based on a recommended Master Plan
- Improvement in the marketing and promotion of the site, including the online presence, to attract a wider range of visitors to the area
- A proposed future management model for the caravan park
- Identification of increased revenue opportunities
- A capital expenditure strategy
